    I'll try a different track, given that I don't personally know Len Buckeridge from a bar of soap. Let's think about how this sort of a deal might come back to bite us in the ass in the future.

    What possible gain could Len be setting himself up for by doing this. I can only think of 2, there would be the free advertising in perpetuity or the ability to charge exorbitant rents.
    Let's deal with free advertising......RugbyWA wouldn't care too much about that, because they are only tenants of the ground and therefore are already servants to other people in this regard. Member's Equity already has a naming sponsor (Member's Equity funnily enough) so the only person who'd lose out would be Member's Equity bank!

    So free advertising and sponsorship doesn't cause much of a problem, let's look at high rents.

    If Buckeridge is seeking to position himself to recieve exorbitant rents from this ground, there are several hurdles for him to overcome......the first would be the private management company that administers MES, Allia would be pretty unwilling to just give 100% of their income to Len, so some form of contract would come into effect...this will obviously occur before works commence. The next hurdle would be the public ownership of the facility, It's my understanding that MES is still owned by the state govt and therefore is only leased by Allia in order for them to manage it....If that lease goes to BGC in return for the upgrade.....possibly there is room for him to sting RugbyWA for high rents.

    The overriding answer to the high rent question though is the fact that we're already in the Tahman position regarding rent right now, If Buckeridge is going to give us a decent rectangular stadium and then charge us high rent for it, We're still better off.....admittedly not as well off as we would be if the Govt did it and charged us reasonable rent, but better off assuredly.

    Go for it Len, you have my vote!

    Build it at cost doesnt mean he will own it or anything.

    It means the cost of the stadium is devoid of:-

    Construction Company Profits.
    Kick backs to other construction companies for "tender costs"
    Kick backs to bureaucrats.
    Bodgie variations for cost over runs.
    Escalation to Tender costs.
    Escalation during Construction costs.
    Prolongation Costs.

    He may still have to pay CFMEU standover costs but Len has showed in the past he can beat them.

    I think the report says if they got go-ahead before june it would be completed for season 2012. Course that's probably operating at government speed.

    there's a lot of unemployed construction workers around perth at the moment.
    a revedevelopment could be done at speed provided that BGC (if it is them who complete it) are willing to pay extra men, or they could just employ the minimum number required and hope for the best.

    that said it might be a bit hard to find workers again in the next few months with major projects like the bodington gold mine exlansion, black tip in darwin (if it goes ahead), the pluto project in karatha, and there is talk next year of the gorgon project comming online in a big way.

    while these are mainly oil and gas projects, they will all need civil crews to get them done. which is what a stadium redevelopment would need as well.

    it might reduce the capacity of the ground further.

    The Town of Vincent is pleased to announce that Stage 2 redevelopment plans for Members Equity Stadium (Perth Oval) have been created to ensure that the rectangular stadium is Perth's premier venue for rugby and soccer.

    The Town of Vincent presented the proposed redevelopment plans to Minister for Sport and Recreation, the Hon. Terry Waldron MLA, on 22 January 2009.

    Mayor Nick Catania publicly announced the $73 million redevelopment plans at a capacity-crowd Western Force match at Members Equity Stadium (MES) the following night.

    The Stage 2 redevelopment will see MES provide an increased capacity from 18,156 to 25,144 (seating will increase from 13,099 to 22,344), 24 additional corporate suites (from 11 to 35), improved lighting (1100 lux to 1400 lux), a new electronic scoreboard, two new video replay screens, a new pitch and sub-soil drainage and increased CCTV surveillance for patron safety.

    In the new three-tier eastern grandstand there will be the usual facilities such as kitchens, food outlets, toilets etc. There will also be additional change-rooms, player and spectator facilities such as sports lounge, media centre, break-out room and the latest medical facilities on-site to meet Australian Rugby Union (ARU) international requirements.

    Player security and safety will be improved with the provision of a drive-through for coaches and ambulances.

    "For fans of rugby and soccer, Members Equity Stadium is the obvious and best option for the codes. The rectangular playing field is specially designed for these sports and our stadium lay-out provides optimal viewing opportunities", enthused
    "MES is already home to Perth Glory and now the Western Force will enjoy the benefits of a first-class, custom-designed stadium. To paraphrase an old saying: you simply can't fit a rectangular stadium into an oval! Perth needs two stadiums – one for AFL and blockbuster events and another rectangular stadium for the growth sports of rugby, soccer and other sports designed to be played on a non-oval pitch", continued Mayor Catania.

    "Let's consider the options and do what is best for all the codes of sport played in our State, the fans and the general Perth population. A two-stadia State with a redeveloped MES is the logical and most cost-effective option without question and is in keeping with the Major Stadia Taskforce recommendations", continued Mayor Catania.

    "We have presented the plans to the Minister for Sport and Recreation who will now discuss the project with Premier Colin Barnett and Treasurer Troy Buswell. With the $1.1 billion major stadium at Kitchener Park now in question, we would like the State Government to consider the modest and reasonable $73 million upgrade of Members Equity Stadium – which will satisfy the needs of rectangular stadium codes and their fans for the next 10 to 15 years", said Mayor Catania.

    "We understand that these are difficult economic times and we can appreciate how a lump sum payment from the State might be considered burdensome. However, we have proposed that the State finance the redevelopment over three Budgets. As soon as a commitment to funding is received, the Town would be willing to commence construction immediately. By spreading the payments over a number of years the State avoids having to make a full up-front payment but sees a redeveloped stadium delivered within a couple of years", concluded Mayor Catania.

    If the proposal is accepted by the State Government, it is anticipated that construction would commence immediately providing a much-needed stimulus to the local economy. It is envisioned that a redeveloped stadium would be delivered in less than two years.

    The Town's original staged development will also allow for the facility to be fully enclosed, with Stage 3 plans developing the southern end and Stage 4 focused on the northern end, in the future, if crowd numbers and other circumstances warrant it.

    I assume so, since RWA constantly say the move is on regardless of what happens with development.

    If not the Glory would be in need of a new home for a few years too.

    if so, the membership 'crisis' and the public seating allocation - if that's the way it goes - will get worse.
